Completed My 26th Distressed House Deal

Last week I completed my 26th distressed house deal, this last one in TX. I have rentals, but this one was a seller finance house. $55,500 purchase price cash (I use a SD 401k) 10k rehab, found me a buyer in 6 weeks. I now just hold the note on that and make $825 per month PITI.


This was before the minor rehab, it's been painted and flooring put in, some minor plumbing, light fixtures added. 

I like the seller finance deals, just check with your lawyer on all the Dodd Frank regs and you'll be fine !
