I have done both flips and buy and holds. I love my buy and holds with owner financing especially because I make $600-800 per house and never have to do any maint. 14% cap rates and no repairs is something I really like!

I buy only 50 and 60k houses and owner finance most of them. It's a lot easier to build a portfolio of distressed houses owned in cash, IMHO! :) good luck to you. 

Another good reason to not rent out property. I still own some rentals, but I much prefer the owner finance model I use in TX and OH. 60,000 cash house, 13% cap, and leave the maintenance to the buyer.

sounds like a good plan to me! I like to owner finance properties so that the end buyer takes care of the house. It's much easier than dealing with tenant issues.

I know in the case of one of my mentors, he is successful for many reasons, a major one being he has cultivated a very good reputation over 15 years in his city. That take a lot of work. You don't get that reputation by paying 10k in a class. :)

People always want the easy answer to a problem, ie, if I pay X for a REI class, I'll start making 20k a month in cash flow. It don't work like that :). I have been mentored for free by some great pros in the industry. Anyone can find a good, free mentor, just takes some work.

Don't forget that buy and holds also can be owner financed, which is mostly what I do these days. Either rent or owner finance can work very well, depending upon your goals.

find a good investor/agent who can mentor you and find you good deals. I have been able to do so in some of the markets I buy in and it always ensures me that I get good deals.

You don't need to landlord a property if you only hold the note, guys. I think that is what Joe meant? 

I do the same on my 40-60k houses these days. I still have some TK rentals but yeah the owner finance houses I don't have to take care of. It works well for me too.
