Open house etiquette

Hello guys, hope everyone is enjoying their Sunday.

If you were working with a buyers agent, is it appropriate to just link up with the seller's agent at the open house and make an offer? Lets say you found the property on the MLS first (MLS access available online to everyone in hawaii), then your agent told you he had 2 open houses that day so he cannot attend the showing. I then went to the open house myself.

@Andrey Y. I don't know what the laws in Hawaii are. However; here in California if you are working with an agent and they tell you about a property, show you a property, etc., and you end up buying that property, they are due commission. It is called "Procuring cause" The information they gave you is what initially started the chain reaction that ended in the purchase. 

Behave with ethics and integrity, it will get you further than the little amount of money you save by cutting the agent out of the deal.
