Can I convert a commercial complex to a multi?

I have a question. My wife and I are looking to house hack. Could I buy a unit with more than 4 units and merge some together to qualify for a standard mortgage? For instance I find a home that has 5 units. I want a large master suite so I knock out walls and make a larger unit. What would have to be done to accomplish this? I imagine that I would need to most liekly use a HML or private funding and refi out with a conventional correct? Anyway to buy a 5 or 6 unit and convert down?

Same situation if I find an 8plex of efficiency units could I knock out walls and turn into a nicer 4plex?

If you are trying to convert a commercial to a residential then forget it. The city/county wont be happy about the cut in taxes. This means that they will most likely deny special use/zone variance requests.

This means that banks will treat it like a commercial property.

Now, had you said the other way around then I'd say go for it. City/county loves converting from residential to commercial IF commercial is the best use for the property.
