Hi Steve;

Thank for heads up!  The reason I am looking this area even though most would consider it a "war zone" is becuase I have family in the area. I am looking into specific properties close to my family, and my dad will be my "boots on the ground" so to speak.  I have my estimates in place and contractor contracts drawn. I know these be total gut rebuilds. My strategy also allows for the lower rent. I think my back up plans are also pretty sound.

The challenge I have is reaching the title owner so that I can extend my offer, which is why I am looking for an agent. Normally would not pay to extend an offer, but my family is not strong at negotiating and I really want to be involved this process.

Hello;

I am trying to purchase specific properties in the Newark, NJ area, and I am having a difficult time getting ahold of the current owner.  I would like to find an agent that can helpe extend offers to the right people.

Does anyone have a suggestion of who I could talk to?  Every agent I have called wants me to come into thier office, which is difficult for me because I live Washington.
