Hello BP Family,

I was wondering how most investors come up with the down payment for their investment purchases?

I sell TK properties and most of our clients usually do 20%-25% down conventional financing.  Considering homes in my city are not to expensive, most investors have the money available for the down payment.  

On the flip-side as an investor myself I utilize a hard money to refi method where I borrow the full amount to purchase and rehab or what you might refer to as zero down investing. I have done this for every rental home I currently own and it has worked out for me and my wife on 20 homes.
