Help! I need a South Carolina Buy/Sell Contract (editable would be great)!

Hi Guys,

I have a guy who wants to sell me a sweet house FSBO and wants me to draw up the contract. Problem is that I filled one out on PDFill and at the end they want to charge me a yearly fee to print/save/send. Anyone who has one, please send it to me asap! I want to have the deal signed in the morning.
