Family owns about 250 acres south of Sherman Texas (Luella Tx)

The key is to have a good cleaner and good handyman.  For extra insurance, you may want to start giving 10% of your bookings to another cleaner to establish a relationship in case anything happens with the 1st cleaner.  You may want to do the same with the handyman where most of your calls go to your main handyman, but once in awhile use another one to establish a relationship.

I have also heard of people using storage units near their properties to store spare TVs, routers, fridges, AC window units, washers, dryers, etc.  We may do something like this in the future so that we don't have to deal with the chaos of getting a new one when these items wear out...usually right in the middle of a guest stay.  :-)

I just got a quote to replace my hot water heater for $2,450. Is this a reasonable price. It seems high to me. 
the hot water heater is working fine, but it was made in 1994 and My current tenant is moving so I want to replace it during the transition time so it’s doesn’t become an issue when the new tenant is in


is this a reasonable quote?

Looking for a contractor who can do custom cabinets in Dallas Texas. Our current contractor won't be able to make our deadlines, so I'm scrambling to find another contractor who can build/install cabinets for a build it conversion to a dry bar. We need to have the rough cabinets installed by 11.26.21, so it's a tight schedule.

Any help is greatly appreciated!

Newbie here. 

I am considering developing a self storage facility on land that is already owned by my family. I don't know much about investing in self storage, but the few things I've seen it seems that the main strategy in this space is to find and existing mom and pop facility and buy it for a good price and improve the operation.

I wanted to get opinions on building a new facility on raw land that is already owned outright.

The property we are considering is located just south of Sherman TX (about an hour north of Dallas TX). The land is about 10 acres on a two lane highway. There has been a recent spurt of development in the area, and there are several large housing developments currently breaking ground. 

Interested to learn what the forums think, and what kind of questions and research I need to be doing to evaluate this idea.

I'm starting to think that tearing out the existing hardwood and starting over fresh is the way to go. Are there any new issues that doing so might cause? Would you put a new subfloor down at that point?
