determing how much to offer
In almost all cases,I usually offer between 20-30%
off from the asking price...if it's not that much discounted,
I would not consider it a good deal. I always think about something i read here:
" the money is made when we buy, not sell".
How do you go about making your offer?

The problem with offering 20-30% off list is that sometime -- when the list price is very high -- your offer will still be too high, and sometimes -- when the list price is low -- you'll lose out on a property you would have been willing to pay more for.
I make my offers based on the financials of the deal. If it's a flip, I run the numbers through my flip analysis to determine how much I can pay and still achieve my desired profit target. If it's a rental, I run an analysis to determine how much I can pay and still achieve my desired ROI targets.
My offer has absolutely nothing to do with the price, and I don't even need to know the list price to determine my offer.
