Anyone buying off market condos in West LA Studio City Sherman Oaks Encino Tarzana?

I am getting outbid by all cash offers for more than asking. It seems like the SFRs are in a flat spot but great condos with lower prices are gone in 60 secs. What has been your experience? I might actually have to do some DFD for condos...but before I start driving in the rain does anyone know a source for off market condos in the south valley/WLA fixers? Thanks
