Possible First Buy/Hold Opportunity - Any advice welcome

Single-family home 3 br/1.5 ba under 1000 sq/ft for $105k (sale by owner).  Current owners purchased 2 years ago for 95k and selling by owner so I am curious to advice on negotiating the price down, etc. in order to get this to cash flow since the market is flooded with buyers.
