Checklist Manifesto for RealEstate

Dear all,

who is using a checklist to evaluate properties before buying? 

The idea of using a checklist in planes has been described in the book "Checklist Manifesto".

We as humans  simply forget things, whether important or not. I personally believe using a checklist will help to check every time the same steps and catch things you might would not check.

Checklist are also used among uber-successfull investors and hedge funds managers.

In that context I am about to build my own checklist for RE investing and would love to see and hear your view, especially for buying cash flow properties and fix and flip.
