Hello all,

I need your help. I am looking for a tax advisor with special knowledge in RE for foreign investors. I am interested in fix and flip, so more a short term investment, and buy and hold.

I assume there is a difference btw the both models in term of taxation.

East Coast of US, Atlanta, Philly are preferred places the advisor should be located

Dear all,

can anyone recommend an tax advisor with special knowledge for foreign investors?

I am looking especially for fix and flip and buy and hold scenarios as I think there are differences.

That is a great question Igor.

I see it positive, as US economy is strong, Banks are on the way to loosen up some of the credit and loan rules and we are still not back to the peaks we have seen in the past years. 

So overall I am bullish for the US RE market in 2015.

Dear all,

who is using a checklist to evaluate properties before buying? 

The idea of using a checklist in planes has been described in the book "Checklist Manifesto".

We as humans  simply forget things, whether important or not. I personally believe using a checklist will help to check every time the same steps and catch things you might would not check.

Checklist are also used among uber-successfull investors and hedge funds managers.

In that context I am about to build my own checklist for RE investing and would love to see and hear your view, especially for buying cash flow properties and fix and flip.

Dear all,

I am about to start investing in the US. After some generic coaching about strategies generating passive cash flow I decided RE as investment vehicle.

Being and foreign investor for the US RE market brings add challenges and hurdles. As I am 100% willing to get this model started I am looking for a kind of partner with whom I can share my thoughts and current ideas. I already did it to a certain extent here on BP, but there are many private aspects that I want to discuss more in  a one2one set-up.

So I am not looking for a mentor or coach and/or getting free advice for the rest of my life. It is more to have someone with experiences that I can share my thoughts and plans right now, getting some feedback and doing some follow ups from time to time.

If someone  is interested, I appreciate a short private message.

@Nathan J.  I agree with your view. The perception of what is B an C is very personal

@Jamal Pitts You hit the nail on the head - the exit strategy is my biggest worry. Can I sell the property in 5 years easily with a profit? From what I see now, especially when the property is not freshly renovated from A-Z it will be difficult.

@Matt R. that is a nice definition.
