Commercial - Asbestos Tile

Heya Bigger Pocketeers!

A little background, without too much detail...  

The Deal: Cental Iowa commercial project approximately 30,000 sq ft, intent is a change of use to apartments (sellers have rezoning completed but stated use inaccurate, city is agreeable to intended change of use).  We are taking it down to a vanilla box and starting over, however you spin it, the numbers work but...   

There is one major catch:  85% of the flooring is asbestos tile.   Although there is very limited amounts of asbestos in these tiles, they are separating from the floor and therefore MUST be removed per code.  Sealing is not an option.  From a labor side, most of the tile just needs to be picked up and disposed properly.

Does anyone have experience with large scale abatement?  I have dealt with it in basements, kitchens, baths on small scale SFD flips but never had 20k+ sq ft of it.  My typical vendors are not interested in the work due to size.  Of course, we are working to gather estimates with few companies, but I wanted to come to the forums as well!

Any tidbits of advice / recommendations are much appreciated.  This project is taking place in central Iowa.  I will post detailed pictures / video once we get through the due diligence period.
