Wait til Realtor out of the picture?

I am interested in a property I see on Realtor.com. In 2013 the property sat on the market June til nov. Then delisted. 2014 the same property went back on around June. Wondering if I should wait til Nov. and hope it is delisted and I can go right to the owner to get a 7% discount.  Any thoughts?
