Bigger Pockets community. 

My name is Steve Richardson, I am a real estate buyer and private money lender with HIS Capital in Southern California. 

I have been working in the real estate investing community for many years and have run across some very creative ways that people are buying or taking control of real estate for many different purposes.

I have bought with bank loans, private money, aitd,  subject to existing financing and cash, we have used these strategies with short sales, reo, probate and standard sales, sometimes with significant cash out of pocket however I have never bought a note and took possession nor purchased a delinquent tax lien and took possession. 

One of the more profitable deals was a short sale which was done with a reverse mortgage company.. 

What are some of the methods that you are seeing that are effective in your own marketplace?
