the key may be in making sure that when you submit for approval your drafts person defines the proposed development correctly. 

from the state definition an ADU can be attached or detached.

Accessory Dwelling Unit. An ADU is an attached or a detached residential dwelling

unit that provides complete independent living facilities for one or more persons

and is located on a lot with a proposed or existing primary residence. It includes

permanent provisions for living, sleeping, eating, cooking, and sanitation on the

same parcel on which the single-family or multifamily dwelling is or will be situated.

Junior Accessory Dwelling Unit. A Junior ADU is a unit that is no more than 500

square feet in size and contained entirely within a single-family residence. A Junior

ADU may include separate sanitation facilities or may share sanitation facilities

with the existing structure.

Jose it can be done but you will need someone to navigate those waters as they contain pitfalls for the new guy. I would try to find an experienced engineer or contractor that can help with the lot split. I have a colleague who specialized in that method and perfected the process in a way that he would  approach those types of deals because they are slam dunks! 

In regards to my deal they made us submit two floor plans and change the plans for egress and electrical load etc. However we got it done it just added about 5 weeks to the process because of the changes and different departments we had to deal with to get it converted. 

Do your research and put a few grand to the side for fees.

Now all rough with AC and foundation repair has been done.. just awaiting inspect and down hill slide to finish.. the conversion process was a feat of mental engineering with the city. They really don't want you to remove rental units from the system.

 It will be a 3 bed 2 bath home 1561 sq ft.. as duplex it was a 1 bed 1 ba x 2.. I plan to sell it..

The property was originally built back in 1922 and it was a duplex of 1 bed 1 baths. When we were researching the resale comparables the unit mix was not strong on the resale market however the same sq footage turned out to equate to an add of nearly 100k on the resale pricing.  So the natural thought pattern was convert.. 

And the property was being lived in as a single family with two kitchens.. This was the hoarders home from any REI nightmare you can think of..

Guys, 

I am currently rehabbing a property in Silverlake area of Los Angeles and another in Palm Springs. I bought them at a song and am currently going through the permit process of changing the property from a duplex to a single family residence in silverlake. From initial analysis it seems that the property worked better as a single family home than a small multifamily.

it is truly incredible the diversity that you see in silverlake these days, one morning I was checking on  progress and stopped at Starbucks... I saw one guy who was a cholo and another in a prius.
