Are condos a good first time investment purchase especially with the price going for around 40k

Initially, at least in my area, they are not. The condo fees are typically high and eat of a lot of cash flow that may be had. I get a lot of calls on condos that rent for $500-$600 and the fees are near $150/month... there goes all my potential cash flow.

We need more info to make an educated decision.
