Where can I find good Purchase Agreement contract for wholesaling?

I am new to wholesaling and I live in Northern New Jersey, I am looking for a contract that will allow me to control the deal but at the same time allowing me not to get myself in any legal trouble. If anyone can offer any advice it will be greatly appreciated.
