Advertising for off market properties

I hold a Florida real estate license. With the requirement to disclose this, how do you advertise and create social media posts? I am more concerned about social media posts, as there is no real way to add the required information without turning every post into an advertisement, as compared to sharing real estate information or deals we are working on. I know there are a lot of agents who are active investors. What are you doing?

Requirement to disclose on social media is a NAR requirement, not a real estate commission requirement.  If you’re not a NAR member - for example a commercial broker - you’re not subject to NAR rules.

That being said, what you post is more important than the disclosure.  If your post isn’t soliciting business, it won’t be regarded as an “advertisement”.  I think you’re overthinking this, just do what you do and don’t worry about it.  You can be both a real estate broker AND add value on your posts!

@Don Konipol, Thanks, Don. You are probably correct. It seems my broker is more concerned than necessary. If the posts are about project progress and not solicitation for business, there should be no issue.
