I've noticed that a lot of properties talked on here are under $100K.
Avarage nyc property is $300K-$600K for a 2fam. Pretty expensive for a biggener with no $. But good credit and ik job. I can get $100K loan from bank any day. $600 is little more harder and risky in case something goes wrong.
NYC is a good city to invest for appreciation. And the thing about appreciation is that the investor has to take the long view.
The thing about the 1% / 2% rule is it looks at a snapshot of valuation. I would project rent rates out a few years to see if you can achieve the 1% rule within 3-5 years. Take a look at the rental rate patterns in the past few years, and see if you can achieve the 1% rule in a few years time. With decent rental rate growth, that 1% rule could be just a few years away.
I agree, most of the storylines you hear are about investors purchasing had much lower prices than we could ever find NY City and that's coming from myself as a full-time realtor
It is incredibly difficult to get the rates of return on property in New York City as you may hear about on some podcasts. With that being said I do believe there are still opportunities available.
I still believe that New York City gives you the best long-term gains in real estate with appreciation being the leading factor
