I am a licensed realtor from Staten Island, NY, and I am looking to invest in PA. I don't know much about the state, but I have heard that it has a diverse and dynamic real estate market. I am interested in finding properties that can offer a better return than my current market, and I am willing to pay cash for deals under $250K.

I would appreciate any guidance or advice from investors, wholesalers, or realtors who have experience in PA. I am open to communicate with anyone who can help me find profitable opportunities. I am not here to waste anybody's time, but to learn and grow as an investor.

I personally use LLC for each individual properties, I have separate bank accounts for each property and LLC with no commingling of funds .

This seems so far to work well for me and my accountant. 

Your best advice might be to speak with your accountant or CPA.

@Russell Brazil I completely agree with you , when it slows down that is when a good agent will shine most and earn a better commission.

A good agent will position your property correctly and know the local market.

They is a ton of driving , education the buyers and sellers that is done best in person from my experiences .
