I owe $275,000. The value I estimate is right around $340,000. It was a lot to mention in the post but to make it more difficult this is a VA loan. I could do FHA or conventional on the next home but if I did sell, I'd have my entire VA entitlement to use on the next primary residence. That would allow for me to save some money on the down payment and aquire other flips/rentals. The next one is more pricy but we plan on staying in it 7 to 10 years until we buy our dream land to build.

Good afternoon! I'm coming up on my two year mark in my primary residence and I'm debating if I should keep it or sell it. It's in Grand Rapids, MI for reference. It is in an A location however,  a large apartment complex is being built right next to our neighborhood currently. Should be units available early next year and im worried the rent is going to stall out in the area. As the home sits right now it will cash flow about $100.00 to $150.00 a month if I self manage it due to tax hikes and the homestead tax credit not applying after it becomes a rental. I'm an agent and would sell the property myself which would net me around 45k. I'm wondering if the return on equity is worth it or if I should sell and get into better investment deals. Any input is greatly appreciated!

What are the best websites to look at different cities population growth and job growth? I've found a lot that have contradicting data and don't know which to rely on!

When setting aside money for Capex, Vacancies and maintenance, should you use multiple bank accounts? Is it best to have a bank account for each property or one account per LLC? What do you find to be the most efficient?
