For Sale By Owner

BP Community,

Has anybody had any fortune and good visibility with selling their home/condo as a Fore Sale By Owner? I am trying to sell a condo rental property and thought someone maybe had some good tips.

 Hey William,

I am an agent and we also wholesale properties and therefore have experience with listings proeprties via FSBO.

What I can tell you also from an agent point of view, is that zillow's default mode for example does not show FSBO listings UNLESS you change the mode to "Listed by Owner".

So visiblity on these sites could be a little more difficult.

I would suggest you list your property on Facebook. We always had good results from that. Also post into local FB groups the specifics of your sale and you will have people reach out if your deal makes sense.

FSBO is a slippery path if you don't have experience selling any homes.

As an agent I could pull it off, but someone who doesn't have experience, you can do more harm than good. 

Buyers could take advatage of you.  You might sign something that doesn't represent your best interests. You could also lock yourself up into a contract that is not in your favor for too long and miss out on other opportunities. 

Also doing your own negotiating can be very emotional. Emotions are what get in your way. 

When I selling my first flip, even after 50+ transactions under my belt I still had my father negotiate on my behalf. I was giving up too much info and way too invested which hurt me in the end. 

It's the most expensive thing you will probably ever sell, have a professional help you...

@William Jobe Do a flat fee MLS listing ($100-$200) so you get the same visibility as other listings (MLS + all major websites). Use a transaction coordinator (~$500) to help you with paperwork.

    Talk with other owners in the community that may have a rental there themselves. Let your neighbors know you are selling.
