Finding a Deal

Hello all! I am looking for my first deal. I was wondering what is the best method to find a home that is below market value? Talking to realtors? Direct mailings? Any advice would be greatly appreciated.

One way would be to get a realtor to provide old listings from the MLS. The higher DOM the better. Treat a realtor to breakfast or lunch as a thank you. Get on a few mailing lists yourself for off-market deals in the market you're working. Another way is direct mail. You will come out best if you use all of the previous mentioned. On average you want to secure at least 20 leads a week.
