cash offer for fsbo

hi BP!

Just wondering what process you guys use when making a cash offer on a fsbo home. Do you do verbal, written, written with earnest check, written with a check for full amount, cash in pocket?

I'm OK with paying the asking price, but you never know if they will take less unless you ask, so I want to make a smaller offer and see, so what have you guys found to be most effective. I also want to lock it up if she agrees so she don't change her mind and back out. Thanks
