 Sounds good man, that was a hell of a ride for everyone but I can only imagine being in your position, so far away and not knowing wtf was going to happen with COVID.  But well done and I hope it turned out alright!  And Ron is the best!

@Danna Gallow  There is a facebook BP group that I'll PM you a link for.  We keep it pretty tight but it's a good network of small and large investors alike.

I think the focus on making sure you're getting a decent deal and not a couple decent ones with the rest a bag of **** is key.  Property taxes have gone up like crazy in Beaumont over the last ~two years.  Insurance is going up as well and some banks require you to maintain everything - standard + wind/hurricane + flood.  And then obviously rates have gone through the roof as well.  Some properties that cashflowed 12-24mo ago don't anymore.

There is a SETX BP facebook group that I would recommend you getting hooked up with.  Mr. @Aaron Rowzee  runs it.  I would request access and post-up there.  Plenty of local players, some big, others small and good overall sharing of info and resources.

Great update @Bruce C.

What do the final numbers look like once you get the $70k place complete, including the RV spots, as far as monthly cashflow/ARV? $70k is cheap!

All good on my front, just finished refinancing a few properties and will likely sell a couple in the Spring. Yes, the last couple of years has been insane for appreciation.
