Best way to buy bulk?

Hello all,

Hope everyone is doing well. I have a question for someone with experience. If I have the ability to purchase 8-10 houses per month (assuming numbers make sense), what is the best way for me to go about doing it?

I have been buying a lot from MLS with few FSBO in between, but MLS is very dry right now and is very competitive for any decent deals.

Is the next best way to do direct marketing or is there something creative I can do to do high volume? I am going to work with someone from BP to help me with marketing, but I am looking for other ideas.

Any ideas will be much appreciated.
