St. Louis Neighborhoods

Hi everyone! I'm looking to invest in St. Louis (but I'm out of state). I have my eye on a few properties but wanted some insight into the neighborhoods. How safe/what grade would you assign to Academy, Kingsway West, and the surrounding neighborhoods? Or for the more seasoned investors, how do you go about evaluating neighborhoods while out of state?

Hey Cooper,

Kingsway West and Academy can be dangerous areas... the Delmar divide is a general rule of thumb, north of Delmar is rundown while south of the street is a lot nicer. I would be wary of those neighborhoods personally

Cooper,

I've been looking pretty aggressively for a personal investment property in St. Louis for the last year but have personally avoided things up there. I would agree with Jordyn about being wary of those neighborhoods. 

I've focused my attention in the area between Hwy 44 and Gravois Ave from Tower Grove Park down to River Des Peres for a nice intersection of price and condition. Some neighborhoods I love are Shaw, Tower Grove South, the Southampton, and St. Louis Hills.

I certainly wouldn't consider myself a seasoned investor but doing a quick scope of those streets on Google street view does give you an idea of the condition of things around there.

Those are still pretty rough areas. The good news is that they aren't too far from downtown or the Delmar Loop. Like the others said, I'd look south of Delmar Blvd and in the outskirts.

@Cooper Tanquary I'd love to connect if you are still considering ST. Louis as a market of interest. AS a lifelong resident, active investor, and licensed agent specializing in investment properties, I'd be happy to serve as a resource. St. Louis as you know can be very block by block and requires some inside expertise in order to ensure a profitable investment.
