BiggerPockets is a great way to learn, but my biggest advice would be attending networking events and connecting with like-minded people. This will be the best way to connect with everyone you need to make a deal happen (lenders, wholesalers, contractors) hopefully you can meet other out of state investors who have done it before.

@Sean Green I would honestly start by getting your real estate license. Not only will it help you understand the industry better, but you'll be able to analyze the market/deals yourself.

There are plenty of online resources to help you accomplish this within a few months, and I'm sure it will open a lot of doors for you down the line. Best of luck!

I would check out the 63114 zip code (St. Ann, Overland) similar to Florissant in terms of sales price/rental numbers. Pretty solid pocket it my opinion
