New Investor - Analyzing a duplex in Houston - Need Advice

Hey BP Family!

A little background, I am new to RE investing and could really use a little advice. I am analyzing a turn key duplex in Houston, TX. Usually I would not be interested in turnkey as my goal would be to force equity in the deal by adding value. However, I am considering this one because I would not be opposed to using FHA and living in it for a year. This particular duplex is two townhome units within a community of luxury townhomes.

I am hoping to get advice on any limitation that come with buying units, within a greater community of units. Also, I was hoping to talk shop with someone who could offer advice on how to analyze a deal like this.
