HARD MONEY QUESTION:

I'm looking at purchasing a townhouse in Houston. It is vacant, requires some flooring work (2nd floor has no floors laid) along with other cosmetic related needs. I plan on buying, rehabbing, and living in the home for at least 2 yrs.

I want to know, would it make sense to use hard money on the rehab, then refinance into a conventional if I am planning to owner occupy the deal? What would this process look like?

Thank you so much for your advice. There is an HOA on the property so I would have to figure out what the limitations are that come with that.

I am also interested to hear more about your triplex. Would love to hear more about your process. Where did you find such a gem? What was your process when analyzing? Was the exit always short term rentals? As you can see I got questions. 😅 Would you be open to connect?

Hey BP Family!

A little background, I am new to RE investing and could really use a little advice. I am analyzing a turn key duplex in Houston, TX. Usually I would not be interested in turnkey as my goal would be to force equity in the deal by adding value. However, I am considering this one because I would not be opposed to using FHA and living in it for a year. This particular duplex is two townhome units within a community of luxury townhomes.

I am hoping to get advice on any limitation that come with buying units, within a greater community of units. Also, I was hoping to talk shop with someone who could offer advice on how to analyze a deal like this.
