1st Time Wholesaling/Not Sure How to proceed

Okay so i was able to locate a single family home. According to the listing agent the seller is highly motivated in selling but has  tenant inside til 5/31/2024. Light rehab (carpet and paint) (maybe until i can actually look at it).

Seller doesn’t want to kick them out and doesn’t mind closing in 14 days or 30 days

Listed at $160k on Zillow 

ARV-$149500

Rehab-$37750

*Havent made an offer because it’s my first wholesale plus with the tenant situation.
