selling SFR portfolio

Considering selling part or all of our 70+ door portfolio with mostly single family, one triplex, one seven unit and one four unit. Greater Charlotte NC area. Stabilized, no deferred maintenance, fully rented except one or two preparing for new tenants right now. First steps we should take? Input as to whom to contact? Thank you in advance.

First recommendation would be to talk to multiple agents/brokers to get a BOV/BPO. You are interviewing them as they bid on listing your package for you. You could also entertain some type of Open Listing arrangement. An open listing is a real estate agreement where a property owner allows multiple agents to market the property for sale, without exclusive representation. Multiple agents compete to find a buyer, and the agent who successfully sells the property earns the commission. While it provides broader exposure, an open listing may lead to reduced dedication from agents and potential communication challenges.

    Any local groups you can network with? In my area there is a few where you can talk with investors and find brokers who deal with investors. With that big of a portfolio I'd interview different brokers. Beware of daisy chains and wholesalers. You might need to break it apart into different packages. Finding a buyer for 70+ units would be tough.
