Process for settling a sale with a cash deed purchase where seller is out of town?

I am talking to someone about purchasing their lot but we are about 250 miles apart my question is how to process the sale so both buyer and seller are satisfied? Do you have to hire an escrow agent or maybe have the sellers relative that lives in town get her notarized cash deed and get the cashiers check at the same time sorry I am new at this part any help would be appreciated.

We do this on a daily basis, we have a local title company handle the transaction. so they will create the deed, make sure the seller executes it and makes sure funds are received from the buyer and handle the transaction and recording. That is what I would recommend.
