How long did it take you to find your second off market deal?

It took me 4 months to find my first off market deal. It’s been another 4 months and I’ve talked to twice as many people but still no deal.

I do have 4 very promising leads whereas the first time was a cold lead that turned hot out of the blue and was unexpected.
