Podcast episode 742 How to Achieve Financial Freedom Through Real Estate in 4 Steps and Bonus episode How To Use the 2023 Housing Correction to Get Rich with Real Estate (ignore the clickbait title) are both excellent episodes. They answer many of the questions that are asked by newer investors on the forums. Dave has a lot of credibility as well based on thoughts that are data-driven and based on his prior success with REI. Good stuff.
