Looking for Builders in Houston

Good afternoon BP Family,

I have a lot I'm looking to either let go or develop on, located in 5th ward on Copeland Street, very close to the East River Development project. The lot is 5k sqft 50x100. The plan would be to subdivide into 2 separate 2500 sqft lots and build a townhome on each. My question is in terms of cost to build I'm looking at between $130-$140/SQFT to build and looking at recent solds on the MLS for SP/SQFT should be between $180-$200. The most recent closed 01/06 and was on the market for 15 days and closed within 33 days, sold for $369,900.

I'm looking for builders to partner with. Any advice ?
