Good evening BP family,

I am needing an attorney here in the Houston area who is experienced in getting quite titles done. Please if you can recommend anyone it would be much appreciated.

I would also recommend find a mock deal and shop prelim term sheets and/or loan quotes from a few and compare the terms and vet out the process of documents required to close, how their draw process works, what are the draw fees, cost of loan extensions, do they require inspections before release of draws, what the proof of funds required is comprised of, how many deals similar to what you are after have they funded, compare the points they charge, IR, LTV, LTC, if they can offer interest reserves, do they require an appraisal. @tom is correct, even with private money there will be a down payment required, closing cost, holding cost as well. In this market anywhere between 15%-20% depending on experience, credit, cash reserves and project feasibility. I would suggest focusing on learning how to determine if a deal is good or not and focus on finding opportunities and starting there. It sounds sort of cliché but getting out to REIA's and property tours in your area would help a lot. You will need access to your local MLS so you can get true market data in order to run accurate comps. This will help determine a solid purchasing price as well as ARV.

Good afternoon BP Family,

I have a lot I'm looking to either let go or develop on, located in 5th ward on Copeland Street, very close to the East River Development project. The lot is 5k sqft 50x100. The plan would be to subdivide into 2 separate 2500 sqft lots and build a townhome on each. My question is in terms of cost to build I'm looking at between $130-$140/SQFT to build and looking at recent solds on the MLS for SP/SQFT should be between $180-$200. The most recent closed 01/06 and was on the market for 15 days and closed within 33 days, sold for $369,900.

I'm looking for builders to partner with. Any advice ?

I am wanting to know if you would like to the deed restrictions for an subdivision you are wanting to build in is there a way to get that without having to provide the title company with the PSA?
