"Non representation listing please call owner direct"

In the MLS a property is being advertised by a realtor, but the description says "

Non representation listing please call owner direct". Does this mean the realtor does not have exclusive rights to sell the property and the owner is probably advertising the same property on one of those by owner sites?

It means the seller has listed the property with a flat fee listing service. The listing agent is not providing any services, just the MLS listing. The seller is representing themselves so showings must be arranged with them, and offers made to them directly. Most flat fee listings are willing to work with a buyer's agent and pay the buyer's agent commission. I've used a flat fee listing to sell property 3 times this year. It's not right for every deal, but for cash deals in my area it's workedfor me.
