Need some advice on Multifamily investing in South Side Chicago

I've been coming across a ton of high cash flow multifamily investments in Chicago. 10%+ caps , low cost per unit, and steady population growth. Why are there some many of these building on the market? What am I missing? Please advise....

Probably because the majority of them are in D class neighborhoods and when you dig into the numbers they're not actually 10%+ caps.
