A strong income-producing motel with 24 units, an office, and a laundry facility. It is concrete block construction. A good deal of care has been taken to maintain the property. To improve curb appeal, add new paint, a new driveway, and new landscaping to the inside of the rooms.

The property boasts LOW vacancy rates. Currently producing over a 12% cap rate. Based on an 8% market cap rate, this motel is worth 2.2M.

Seller financing is available to a qualified buyer!

I've been coming across a ton of high cash flow multifamily investments in Chicago. 10%+ caps , low cost per unit, and steady population growth. Why are there some many of these building on the market? What am I missing? Please advise....
