December: Slow or Steals?

December is usually historically slow. Most people aren't buying homes this time of year. However in investment real estate this might be the moment to strike. Have you found December to be a good month for steals?

I have been really surprised at the deals that are coming up lately. Almost nobody is buying in my market. You can really get great deals ON the market right now. 

Realtors are pricing with the comps (or even 5-10% below the comps) and are still getting no action on their listing. If the seller needs to sell, they are more likely to accept a lower offer so the best to do in my opinion is make an offer that works with your goals and meets your cash flow number on anything that has been on the market for over a month. You never know, the seller may be happy to accept it!
