The good thing is you will not need a variance to build a duplex in an RM-1 Zoned area. I shot you a message but I do RM-1 s all of the time with my contractor and can give you some more insight.

A lot of investors are turning to section 8 now that they've moved the rent higher than market rent. I'm thinking of adding more section 8s to my portfolio in 2024.   Do you often receive the rent listed on the chart? or less than?

Looks like Philly is cracking down on height restrictions in Brewerytown and Sharswood. Looks like no more roof decks! Very interesting that this was a unanimous vote, and I am lowkey concerned about this going into other areas of the city. Buyers are all looking for roofdecks where they can, its a huge value add.

I would always have a vetted contractor /GC  who is licensed and insured pulling permits!

Alex, 

It is absolutely possible to do so. What was your plan for financing? HML will be the best bet to get a rehab done. Also if a property is a corner lot or big enough it could be advantageous to get a zoning attorney and get a variance, which can take 2-6 months to get a multifamily approval. There are plenty of areas in the city as well with RM-1s ready for conversions, 19140 has been very popular.
