I Need An Option Contract! HELP!

I just talked to a seller who's asking price is a little higher than what we want to get it under contract for. So he's allowing me to market the property at his asking price to see if anyone will buy. Does anyone have an option contract, and are there any important clauses to include that I need to be aware of? Any assistance is much appreciated!
