Tips for finding off market deals!!

All,

I'm currently in Philly metro market(South NJ etc) focusing on fix and flip.I'm having a difficult time finding reasonable deals in my specific area from wholesalers. what you would you guys recommend to find more deals?

Hi @Karim Elahi....what @Shawn Mcenteer said above is absolutely true for today's market. Homeowners know they can list their homes on the market and get the most money possible for their home, so they don't see the benefit in accepting a lower offer off-market. 

The best way to find reliable off-market deals is to build your own pipeline through driving for dollars, cold calling, direct mail, etc.. This takes time and doesn't happen overnight, but in the long run, having a sustainable pipeline of your own leads is a gamechanger.
