Hello I’m looking at potential deals in cobbs creek and kingsessing,PA for long term holds. Potentially renting them out to section 8. 

Does anyone have investing experience in areas such as cobbs creek, kingsessing ? For long term holds and flips. Please share.

hello, I'm looking to start my rental portfolio. can you recommend some up to coming neighborhoods in philly with good rental potential? or any good area for philly rental? can you recommend any PMs aswell for PA?  I’m specifically looking at section 8.

Hello, I’m from NYC. I’m looking to start my rental portfolio. Potentially in Philly,PA. I’m looking into section 8 in Philly,PA. If you can recommend any property managers or agents who have experience in section 8 I would highly appreciate it if you can recommend them. Please also drop any areas you think would be good for rentals in Philly. 

Also if there’s any section 8 landlords for Philly area please share your experience. That is extremely valuable.

Hello all, I'm looking to start investing in my rental portfolio and I'm enquiring to see if there's anyone who invests in section 8 housing in PA and how is their experience? If they can provide some guidance in terms of some areas or provide phone number or other information to speak to someone that would be highly appreciated. I tried calling Public housing authority all over Philly but all reps are declining to provide any information to speak to anyone.

Hi Karim---like everyone else is saying--S8 can be hit and miss just like any other tenants. If the S8 tenants romp the property they can be kicked out of the program.  To me, that is the best incentive for them to "be good".  There is a long waiting list here in Indianapolis for S8 rentals. Probably that way everywhere but I can just speak about Indy. You can send a DM if you like and I can have the pm team send you the current S8 amounts for Indianapolis. Good luck in whatever market you choose!

For the most part my experience has been positive, occasionally I run into a few difficulties. I recommend finding a good property manager that is familiar with and has experience with section 8. One of the pros to section 8 is that you can count on the government portion of the rent being paid. I also find it beneficial that the housing department conducts regular inspections, at least they are suppose to, this helps me keep an eye on the property. However, you do need to be prepared to make the repairs, otherwise you will lose the Section 8 benefit. An inspection is also done before the tenant moves in and you will be responsible for making the necessary repairs before the tenant moves in.

Hello, I’m trying to start my rental portfolio but I’m from NYC and house prices are quite here so scaling here without a good amount of cash in a short time would be difficult. However I’m considering out of state rentals, specially section 8 rentals. I have below questions I was hoping you folks can shed some light on it. 

1. Out of state section 8 rental, is it possible ? What difficulties can run into?
2. If you did complete this momentous accomplishment can you provide some guidance?
3. Ideally I want to do it in NYC, have you done any here? How’s your experience?
