We Have Entered The BIggest Opportunity of Our Lifetime
Have you realized that just because you were comfortable with the way things were, doesn't mean they were better than what things have become? Yes, there is a recession on. Who cares??
Now is the best time to get into real estate, it's a question of knowing how to take advantage of the opportunities in front of you. What do you mean you suffer from "analysis paralysis"? That's just an excuse. Hook up with someone who knows what they are doing. That's all. It's very simple.
As an example, buy in OH, not in CA, buy in TX not in Il.
Buy in cities, not in the country, buy single family in nice neigborhoods, not in war zones.
Buy using creative financing, not bank financing.
But who is going to teach us how to do this you say . . . tell me this, when you followed those who said buy in cities and cheap properties and use traditional banking, who did you follow & why ? What special knowledge did they have? How'd that work out?
Why, why & why? Plenty of reasons, just do something. Take action.

Quote from @Bruce Woodruff:
@Account Closed is absolutely correct. These times ahead are full of opportunity....maybe not for the faint of heart, but that will leave more on the table for the bold. Current interest rates are driving away the newbies and tire-kickers, even though they are still fairly low, and inflation/recession fears are on everyone's mind.
This has happened before. If the deal makes sense, do it. Just like always.
as always cash will be king.. the under capitalized investor could find some major issues going forward.. keep in mind the covid post where BP members would post they would be in trouble if they did not have rents for 3 to 6 months.. that kind of thing.. for sure OF wraps sub too is going to come back big time.. the gurus will start preaching it again and slanting their 30k training courses on these methods of acquiring
properties.
