Good Single Family Investment Around Atlanta

I am from Baltimore, MD and for a lot of reasons, investing in MD just isn't possible for me. The houses around here in ok areas start at 400k, nevermind nice areas, and the taxes here are brutal. Now, I had heard for some time that the atlanta metro area was a great place for investment. I read that the competition in the counties north of atlanta was bloodsport even before the pandemic, so I'm not even going to bother looking there right now. As per everywhere else around atlanta, every BP thread I found on it is about 2 years and 100k-200k out of date. Would counties south of atlanta be viable for investment if my budget is 150k-200k, and I am looking for turnkey? I would not be buying cash.
