Hi, I am about to get my real estate license in Pennsylvania and have a family friend that wants to sell his distressed property for $5000 dollars. This is not a lot of money for a property so he told me that he would give me a 50 percent commission on the property. To make it worth my while to even do this, I would really need to have both sides of the commission with a dual agency. Is it possible to exclude other buyer agents and be the only salesperson to show and sell the property? If it is not possible to do this, would I be able to collect commission if I listed the property on Facebook or craigslist for him. If this was a higher value property I would never consider wanting to exclude a buyers agent but this situation makes it only worth my time if I could do so. I appreciate any advice and information! Does anyone know if you have to disclose that you are a real estate agent in Pennsylvania if you are buying a home directly from the owner? From everything that I have read, I can only find the disclosure needed for selling a property in Pennsylvania but there seems to be nothing written about buying a property as an agent. I am currently in the process of getting my license and have been doing wholesaling by double closing.

Does anyone know if you have to disclose that you are a real estate agent when buying a property directly from an owner if you are a real estate agent in Pennsylvania? From everything that I have read, I cannot find anything that states that you have to disclose that you are an agent when buying a property in Pennsylvania. Currently I have been wholesaling and doing double closes. Will I still be able to do double close wholesale transactions if I become a real estate agent?
